Updated Vacation Rental Laws in Lawson, OK

Airbnb Laws in Lawson, Oklahoma have been updated to better regulate the growing industry. Hosts may notice an influx of visitors coming into town to watch the graduation ceremonies at Fort Sill, with families now often choosing to stay in comfy homes over a hotel. This is great for short-term rental business, however, enough concerns were raised for the City Planning Commission to consider adjusting regulations. They hope to preserve the personal feeling of the community by limiting the overturning of traditional homes into nightly rentals. The short-term rental requirements being considered include the following:

  • Zoning: A short-term rental to be considered as a dwelling, portion thereof or accessory dwelling unit that is rented, leased or assigned for tenancy of less than 30 consecutive days.
  • Licensing: A required short-term rental license to be renewed annually with an accompanying fee
  • Age Restrictions: No persons under 18 may rent a short-term rental
  • Occupancy Restrictions: Maximum of two people per bedroom as the total number of guests in the structure
  • Other: A complete ban on serving meals to guests or allowing cooking in bedrooms.

Oklahoma City Enacts Home Sharing Licensing Policy for Short-Term Rentals 

New Airbnb Laws for OKC 

Oklahoma City has implemented new regulations for short-term rentals, requiring hosts to obtain annual licenses and, in some cases, special exceptions for zoning compliance. These rules, aimed at balancing property rights, neighborhood preservation, and safety, include stricter measures in historic districts where hosts must reside on-site and meet specific criteria. 

  • Licensing: The annual Home Sharing License application includes several documents and an annual fee. Properties not serving as the host’s primary residence, or those in Historic Preservation (HP) districts, require a special exception to operate legally, 
  • Rental License Cap: Only 10% of properties on any given block are allowed to operate as short-term rentals. Properties operating as short-term rentals prior to January 15, 2019, may be exempt from this cap under certain grandfathering provisions.  
  • Zoning: The city staff will conduct a zoning verification to ensure the property is in a residential zone. 
  • Safety & Compliance: Properties must be zoned for residential use, fulfill fire safety regulations (including the presence of smoke detectors, carbon monoxide monitors, and fire extinguishers). Rentals with more than four bedrooms need to comply with the International Building Code. 
  • Occupancy Restrictions: Overnight guest limits are based on the number of bedrooms, calculated as two occupants per bedroom plus two additional guests, with a maximum of 16 occupants allowed at any time. 
  • Parking: Hosts must provide one off-street parking space for every four occupants to reduce street congestion in residential neighborhoods. 
  • Taxes: Hosts must remit a 5.5% hotel tax to the city for applicable rentals. Platforms like Airbnb and Vrbo often handle these duties, but independent hosts must manage their own tax filings. 
  • Penalties for Violations: Licenses can be suspended or revoked for repeated municipal code violations, including fraud, misconduct, or zoning breaches. Violations may also result in fines of up to $500 per offense.
